Writing insurance in the Coastal areas of the United States always seems to present more of a challenge to a great number of agencies.  It takes a great agent who works with many insurance carriers to propose a good final insurance quote.

Some usual questions that will arise are:

What is the occupancy of the home going to be?
-Second Home 
-Rental / Second Home
-Full time rental

It can make a significant difference in the availability of polices if the owners are only using the property and not renting the home. This may seem like Basic 101 Insurance but we can assure you these are not basic to the consumer. 

Who will the insured be?
-Individual
-Corporation
-Trust or Estate

When dealing with the insured on the normal basis and paying out claims if applicable, depending on how many layers of approval can slow down the process of getting the information or money to the needed insured.

What kind of deductible is avaiable?
-All Other Peril
-Wind / Hail
-Hurricane
-Named Storm

Will Flood coverage be needed?
Flood damage, however, is covered only if a separate flood insurance policy was purchased, generally from the National Flood Insurance Program or from a private company.

A Flood of Problems due to Water..




You can have a flood of Problems due to Water damage. 

Understanding if your insurance claim is going to be paid due to rising water can be a tricky situation with all kinds of questions.

No one claim is the same. Policies and coverage differ greatly.

To understand what flood insurance covers, you need to know three things first:
1. Standard homeowners insurance doesn’t cover flood damage at all. It’ll cover some damage from rain, but if your home is filled with water as a result of rising bodies of lakes, rivers, streams, and oceans, it won’t cover you.
2. The most common flood insurance is offered through the federally regulated program known as the National Flood Insurance Program (NFIP). It has two policies:

  • One that covers your actual home (building property) up to $250,000/ $500,00 (Commercial)
  • One that covers your personal property up to $100,000

You can buy one or both.
Related: What happens if you need more than $250,000 worth of coverage? You need to get excess flood insurance, which is only offered by private companies, not the Feds.
3. You might have to buy it. If you’re taking out a mortgage on a property that’s in a high-risk zone (also called a Special Hazard Flood Area), your lender will require you to buy a policy in order to get the loan. If you just want to buy policy, you have to make sure your community participates in the national flood program. Flooding affects every state, so you’re probably eligible.
